The public is invited to stop by for the open house to learn more about what an Overlay District is and what this means for the downtown area of Peotone.

What:             Open House to present Overlay District concept

 When:             Wednesday, January 21, 2026 — 5:00 pm to 6:00 pm

 Where:           Village Board Chambers — 208 E. Main Street, Peotone, IL

The key goals of creating an overlay district are preserving and enhancing the historical character of central downtown Peotone by preserving the original structures while accommodating compatible new developments through implementation of a set of design guidelines and standards aimed at upholding historical integrity, elevating design quality, and maintaining the human-scale development characteristics of downtown Peotone.

The historical character and small-town feel and charm of downtown Peotone, which features a diverse array of building types and architectural styles spanning many decades, is an important characteristic of the Village which should be nurtured and protected.

As noted in the Village’s comprehensive plan, those characteristics are defined by the following contributing qualities: rich history, accessibility, strong community identity and sense of community, size, empathy, independently owned businesses, locally controlled, and safe law enforcement presence. Infill development in downtown creates unique challenges for property owners, the design community and the Village.
