NOTICE OF PUBLIC HEARING 2/18/26 – Planning and Zoning
PUBLIC NOTICE is hereby given to all concerned that the Planning and Zoning Commission
of the Village of Peotone will hold a public hearing on Wednesday, February 18, at 6:00 p.m.
or as soon thereafter as the business of the Planning and Zoning Commission may permit in
the Village Board Room, at 208 E. Main Street, Peotone, Illinois, regarding certain text
amendments to the Peotone Zoning Ordinance and map amendments to the official zoning
map of the Village of Peotone.
The purpose of the public hearing is consideration of a petition for text and map
amendments submitted by the Village of Peotone. The proposed text amendments include
revisions to various sections of the Village of Peotone Zoning Ordinance, Chapter 157:
Zoning Code, including the addition of Section 157.125 (Downtown Overlay District) and
associated regulations, to create an overlay district, inclusive of certain design and other
standards, for certain properties within the Village. The proposed map amendment is to add
the newly created Downtown Overlay District to the Official Village Zoning Map of the Village
of Peotone. The boundaries of the Downtown Overlay District are proposed as those
properties zoned B-1-Retail Business District on the current Peotone Zoning Map and that
are also within the Village’s Downtown TIF District, which is legally described as follows:
THAT PART OF THE NORTHEAST QUARTER AND THE SOUTHEAST QUARTER OF SECTION 24,
TOWNSHIP 33 NORTH, RANGE 12 EAST OF THE THIRD PRINCIPAL MERIDIAN, DESCRIBED

BEGINNING AT THE NORTHEAST CORNER OF LOT 10 IN BLOCK 15 IN PEOTONE, A

Common Boundary Description: The area generally bounded by: Crawford Avenue on the
North; Third Street on the East; South Street on the South; and West Street on the West.
The overlay district is created as a special area to be superimposed on the underlying B-1
district within the Downtown TIF District. The current underlying zoning district
classifications and related zoning regulations for each of the real properties within the
Downtown Overlay District shall remain in place and shall apply to each property as well as
the regulations of the Downtown Overlay District.
A map showing the proposed Downtown Overlay District, as well as a list of the property
addresses and related property index number of each real property designated as and
located within the proposed Downtown Overlay District, are available for public inspection
at the Village Clerk’s office located at 208 E. Main Street, and on the Village’s website.
During the Public Hearing the Planning and Zoning Commission will hear testimony from and
consider any evidence presented by persons interested to speak on this matter. Persons
wishing to appear at this hearing may do so in person or by attorney or other representative
and may speak for or against the proposed amendments. Communications in writing in
relation to the proposed text amendments may be filed at such hearing or with the Planning
and Zoning Commission in advance by submission to the Village Administrator at 208 E.
Main Street, Peotone, Illinois prior to 4:00pm the day of the public hearing.
The Public hearing may be continued from time to time without further notice, except as
otherwise required under the Illinois Open Meeting Act. The proposal may be added to,
revised, altered or eliminated as a result of the Public Hearing and prior to final action by the
Village Board of Trustees of the Village of Peotone
